When it comes to helping homeowners who are in financial distress, a lot of my time is spent listening and understanding. Hardships can be either anticipated or unexpected, and a financial hardship can affect anyone, in any state, city, zip code, and neighborhood. I've found that when homeowners come to me about the possibility of a short sale, they've often exhausted all of their financial resources to keep the mortgage current, including maxing out credit cards and depleting savings. You don't have to go through all of your own money to qualify for a short sale if you are facing a hardship.
A financial hardship is anything that is preventing you from being able to make your mortgage payment and to keep it current. From job loss, death, multiple births from the same pregnancy, divorce, incarceration, inheritance, separation, an adjustable mortgage, increase in property taxes, property damage, or any other event.

In taking the time to sit down with a homeowner, and listen to their situation, I often assist them in obtaining a loan modification. This is an option for those who choose to stay in their home, but may be receiving a reduction in income.
From small banks to large banks, I have successfully negotiated short sales with Bank of America, Wells Fargo, Wachovia, CitiMortgage, SunTrust, Chase, Chevy Chase Bank, PNC Bank, Virginia Housing Development Authority (VHDA), and Alexandria City Office of Housing. These negotiations have also included securing approvals from condominium and homeowner associations, junior liens, and home equity lines of credit.
